I know when I have had a good break. I usually am very eager to get back to work. I cannot wait for the fall market to start. I have so many good ideas that I just can't wait to share with my clients!

Hopefully all of you out there have had a good summer! We all need that break! I hope everyone is refreshed and ready for the work ahead this Fall.

We are Blessed in so many ways!

VACATION TIME FOR SOME, OUR LOCAL REAL ESTATE MARKET DID NOT TAKE IT OFF!

The GTA Real Estate Market ticked right along this Summer. The numbers are impressive for sure and a positive sign.

We are starting to hear that word recession being bantered around in the media.

It is something that may happen. It is not something that should be feared. It really is an opportunity. I personally prefer buying my investments in a recession. Prices are at their best, lenders are easier to deal with and the up side is huge.

Buyers, this is what you have been waiting for.

Sellers, if you are seriously thinking of selling in the near future, do it now while prices are still high.

I have been buying investment properties since 1982 and selling real estate since 1991.

I have seen this cycle before and know the opportunities it brings.

AHHHH THE NEXT FEW MONTHS!

Have spent the last few days out door knocking and have had a good experience. People are interested in talking real estate. I for one have really enjoyed seeing all the beautiful gardens and can appreciate the pride of ownership people have.

The upbeat attitude  can be attributed to the weather, the time of year or maybe the fact that the economy is doing so well. It is hard to say what is the cause of all of this, but the results are definitely there.

This summer I plan to spend as much time as possible in the bush. I have not been up for awhile and am truly missing it.

When I am back in the GTA I hope to be working on my rentals. I got to do the routine maintenance. For the most part I am ok with the overall state of repair of these houses. They are a good alternative for tenants needing something that is not too expensive.

The question that plagues me is what do I do with them now? Do I renovate and rent out again or sell and buy something else? This has been on my mind from time to time for quite some time now. I am sure I will toss this around for quite some time yet before I do anything.

Over the summer, I will be preparing for the fall market. I wish to continue to provide the highest level of service at the most affordable way possible. Meeting all my client's needs in a timely fashion is my ultimate objective.

LOOKING TO DOWNSIZE OUT OF GTA? THE SMALL TOWNS AROUND US ARE A REAL GOOD OPTION

Many people wish to sell big in the GTA and re-locate somewhere else that is cheaper.

This is very easy to do and you do not have to go far in order to re-locate.

All around us lets say an hour to an hour and a half's drive in either direction, you will find what you want. There are many small towns out there that offer enough of the amenities needed for a comfortable and satisfying life.

I could go into great detail of all the pros and cons with this idea. I have done it here before and do not wish to cover old ground. It is enough to say that for many the plus is way greater than the minus.

IN NEGOTIATIONS OFTEN TWO SIDES ARE FAR APART! THE ANSWER IS TO KEEP TALKING!

When negotiating you often reach a point where you are too far apart and you should just give up.

The answer is to keep talking and keep listening and try to come up with a solution that is good for everyone.

Keep talking, keep trying different alternatives, keep listening to the other side's objectives, be positive,

Do not give up!!

The answer is in the words!

It is not easy to put it together sometimes, but when it happens the results are magical!

We all work for financial gain. Many of us, if not most of us, also work for job satisfaction.

This market can be a little precarious. It is my experience that makes the difference.

Making a good deal for your client today is not a simple slam dunk.

When your client trusts you and follows your direction, wow what a feeling.

And when the best possible outcome happens and your client is over the moon, I am in HEAVEN!!!

My Clients are the GREATEST!!!

IN BUSINESS RELATIONSHIPS AS IN PERSONAL RELATIONSHIPS IT IS THE PERSONAL TOUCH THAT COUNTS

Throughout our day to day activities we are constantly interacting with other people.

Going to the same coffee shop or store everyday to buy our goods is a little nicer when the help acknowledges that you come in on a regular basis. Greeted with a warm smile and perhaps offered your regular order without having to say anything sure feels good. We all need that personal touch. Something with as little as a warm smile when you enter, a thank you for coming when you leave or please come again as a final good bye sure goes a long way. This is hard to get a handle on but the personal connection with someone is far greater than any concrete interactions will ever be.

I go to a particular building supply outlet when I need something for one of my houses. I also go there for good advise. I try to articulate to them exactly what I am trying to accomplish. They give me the best advise and several options on how I may achieve my goal. They have never steered me wrong in over 30 years.

At home I have grown adult children. From time to time they fall short in their day to day comings and goings. Now they know they should have paid that car payment but for some reason they find themselves short. Work might have been cut back or had to make a donation to a friend's birthday gift. Now these being adults still at home they do not want to ask for help because of pride or shame. I see what the situation is and offer financial help without any lecture or stern look. I quietly slip them the money they need without bringing attention so others in the household are not made aware. Can this lead to other problems down the road? Sure they can. But for this emergency a quiet hand out from Dad goes a long way in building that personal bond.

Business is no different. You must somehow discover what your client's personal soft needs are and fulfill them. One may need you to clean the house for them, another may need a lawyer to complete the transaction and another may need a friend to listen to them recount their most important moments in that house they are now selling. It is so hard to figure out as a provider of goods and services. When you can make that soft, personal connection you will have a client for life. Bring the human touch. We are all humans and need to be treated humanely.

You will have set yourself apart from all the others.

DIFFERENT MARKET ENVIRONMENTS CALL FOR DIFFERENT MARKETING STRATEGIES!

Many of my fellow agents are saying they find this market tough! Lending institutions are no help these days. I agree this is a tough market, but one that I have seen before and as a result know how to tackle it.

These are interesting conditions for those in the real estate market. Buyers and sellers can both be effected by the strict lending rules. Hazards exist at every turn and the client can be negatively effected.

Experience in this type a market is the best asset. A shiny new  car or glossy pictures or perhaps a video from heaven are all nice but not the answer at this time. Knowing what to do when the deal does not close on the set date is the real tool needed at this time.

A difficult market this certainly is. One that can be managed with the right tools!

Let my many years of experience be your greatest asset!

MY GREATEST ADVANTAGE IN BUYING OR SELLING REAL ESTATE IS MY EXPERIENCE!

I woke up this morning and a question popped into my head. What do I really offer my client?

In a word, experience! I have been buying and selling real estate for the public since 1991. I have been buying and selling property for myself since about 1982. I have bought and sold a lot of property in a lot of different markets. Buyer's markets, Seller's markets, level markets, in economic booms and in economic busts. 

I guess my greatest asset is what is built up between my ears and is put to use at the appropriate time.

My strongest desire is to have my clients look back on the deal we did together, years after it was done and feel I did the best for them. If I can deliver them a worry free experience and the best possible outcome for them, I am happy!

I try to do this in the most cost effective way!

In real estate as in many other industries there are many ways to do the same thing.

I try to get the best deal for my clients in a most economical way possible.

This is how I go about buying and selling property for myself and this is the way I do it for my clients as well. 

In the end more dollars in your pocket and the home you want without any trouble is what the goal is!
