You need money to buy a house. If you have money no problem! If you earn lots of money again no problem! What if this is not the case for you? Well you can borrow and pay it off over time. This is how most people do it.

The real game changer in most circumstances is being efficient with your money. Waste not want not is the phrase all homeowners with a mortgage should keep ever present. Efficient use of your money will quickly turn you from a borrower to a full fledged home owner. How do you get ahead of your debt? How do you get off the cycle of living pay cheque to pay cheque?

Finding efficiencies in your day to day spending habits is the answer to all your debt problems.

Learning to control your debt and to be more frugal with your money is not easy. If it does not come natural to you it can be a very difficult task!

Like anything, start small, tackle the problem a bit at a time. With every success let it lead you to try harder objectives. Before you know it you will have mastered the art of being efficient or frugal with your money.

Not all of us have lots of money!

Not all of us earn lots of money!

All of us can save lots of money!

This is the real game changer!

It really is something all this extreme weather we are experiencing. It seems that for many years something of Biblical proportion is happening in some corner of the world. These things are not just occurring over there. Calamity is taking place right here too. Even in our own backyard!

These things destroy property, ruin lives and set back society for many years.

I am not an expert and have no answer for why this is taking place. I have no solution for it either.

How do we cope with the fallout? How do we reduce the risk of something happening? How do we minimize the loss after a tragedy has occurred?

The answer to minimizing the risk of something happening is beyond me so I will not even try to offer a solution.

In keeping the loss to a minimum after the fact I can offer some advice.

As a Landlord for almost 40 years I have had a share of misfortune due to the weather.

Make sure that your property envelope is working properly. The roof must be able to keep water out. The grading around the property must drain water away from the basement. Drainage systems must be in good working order when under stress. The power supply must be secured. Do you have backup power should the grid go down?

This list goes on and on and on. I have only given a few examples. We have an idea of what may go wrong, but we do not know for sure what will go wrong. Only after it has happened will we know for sure.

Adequate insurance is a must. But after the fact your insurance company can let you down!

Always have access to quick credit for times like this. A line of credit on your property can be the answer. What I like to have is a reserve of cash locked away in a GIC for emergency only. For this purpose the more you have the better it is.

In times of emergency CASH IS KING!!! No one can cover all the what if situations. Experience has been my best teacher. I hope none of you out there will ever be faced with any of this stuff!

The Bank Of Canada has decided to not change interest rates.

The global economy is stable with growth expected to edge higher for the next couple of years.

The general view is that Recession concerns are waning globally.

In Canada our housing sector is strong but the Bank of Canada is keeping a close eye on things. 

The general belief is that core inflation will hold at about 2%.

This current economic activity is expected to continue for the next 2 years.

My take on all of this is the same as what I have been saying for awhile.

Sellers, the market is still in your favor.

Buyers, be confident in the market but do not spend money you cannot comfortably afford to spend.

The Holiday Season is in full swing and I for one am enjoying it to the fullest. The lights, the food, the shows, all of it.

While resting in between everything, I am thinking about next year. I can't wait to jump right into 2020.

Re/Max has come out with their thoughts on next year. They believe that prices should rise 6% in Toronto.

Surveys reveal that consumers are confident about the economy. For those Buyers active in the market the stress test is of little concern to them.

Our economic environment is very positive. The result is a high demand for housing and a building sector that is having a hard time keeping up!

A 6% rise in prices still makes it a Seller's Market! Although the road is more level now than it has been in past years. Buyers are in a very good position as well.

For the time being I would like for time to move very slowly so we can all enjoy all that the season brings. Come the first week of January I for one will be back to work full throttle!!!

Dear Friends

The federal election is over and done with and hopefully we have something that is going to work for a few years.

Our local real estate market  is as it has been for the past several months. Steady is good for those looking to buy or sell.

If you are in the market, stay active during this time of year. Some of the best deals are made while others are feasting. Enjoy as much as you can but do not neglect your real estate objectives. 

Friends and Family are a big part of life right now.

Hopefully you will find time for both!

Thanksgiving is under our belts and I for one had a great time. I had a small emergency at one of my rentals. Sewer back-up that took me about four hours to correct!

EMERGENCY WORK!!!

Thankfully I was able to take care of it no problem.

THIS KIND OF STUFF HAS TO BE DEALT WITH ASAP!!!

How ready are you for an emergency around your house?

Preparedness is simply a state of mind! Everyone should have a plan to deal with the what if situation. It may never happen but being ready for it should it happen is very prudent!

How will you pay your mortgage if you were to lose your job or become disabled?

What are you going to do if a pipe bursts?

The furnace stops working on the coldest day while you are on a winter break somewhere nice!

The list of bad untimely things that could happen is endless. The list of steps to minimize the fall out is just as extensive. You just have to think in these kind of terms. Don't get overwhelmed! Realizing that there is a problem is the first step towards solving it.

I am pretty good at this kind of stuff, so if you need a little help in pointing you in the right direction, just ask.

First up is Thanks Giving! Better loosen the pants now! Next is Halloween, how many of you have already gotten into the candy? Don't want to say? I won't tell if you don't!

November brings us U.S. Thanks Giving and the Christmas Shopping Season. The parade of  parties are in full swing right now! Celebration time means the diet has gone MIA and no one is out looking for it!

Finally Christmas and the joy ride continues with New Years as the Crowning touch to a wonderful run!

I can't wait to get this party started!  But!!! Don't ignore your Real Estate needs either!!!

For those of you active in the real estate market, this is an excellent time to make a really good deal. You can enjoy and still accomplish your goal.

I find that deals done now are always fun to put together. The season brings it's own atmosphere to the transaction.

Bargains are made at this time and you could be on the receiving end of a real present.

This market can be a real gift! Don't let it pass you by!

Just around the corner is the start of all those family celebrations! Thanks Giving, Halloween, U.S. Thanks Giving, Christmas Shopping, Christmas Parties, Christmas, New Years!!!

BUT FIRST! IS YOUR HOUSE READY? I don't mean decorations and all that. I mean is your house ready and able to keep the bad weather out and the warmth in?

Do you have a maintenance schedule for your property? Take a look at your property inside and out. Does anything obvious need attention? Something like holes in the outer shell or a furnace that is long past it's best days?

Look at the roof, windows, doors, and see if there are any problems in keeping the outside out. How about the foundation? Any cracks anywhere? How about the grading? Does it encourage water away from the house or not?  

Now lets look at all those big trees. Are there any limbs that might fall? Should steps be taken to make them safe? Can they withstand all those wind gusts that often come along with the cold weather?

Now lets have a look inside the house. The biggest concern is the furnace. Will it keep you comfortable all winter long?

Having satisfied yourself that the house is sound for the next 6 months, it is time to get back to the festivities. Enjoy the season and all the reasons that make home ownership great.

THE HOUSE IS GOOD, THE FAMILY IS GOOD, NOW IT IS TIME TO ENJOY!
